Spokane could be getting a 106,200-square-foot Home Depot store soon

An application for a pre-development conference submitted to the city of Spokane indicates that the former Shopko store site on Spokane’s South Hill may potentially house a new Home Depot store with an estimated $20 million investment.

The proposed site layout includes a 106,200-square-foot retail space, positioned to the south of a 28,100-square-foot garden center. In addition to offering lumber and a garden center, the retailer intends to feature a tool rental center and truck rental services for its customers, as outlined in the plans.

This site is situated at 4515 S. Regal, near the southeast intersection of 44th Avenue and Regal Street, approximately half a mile south of Ferris High School. The pre-development application was submitted by Fresno, California-based Lars Andersen & Associates Inc., and it does not specify a contractor.

Project information suggests that the proposed store will employ a staff of 145 to 175 individuals. The establishment is anticipated to be operational seven days a week, potentially offering 24-hour service.

The land is owned by SHS Building LLC, a real estate investment firm located in Phoenix, which acquired the property for $10.5 million in April 2015, according to Washington state tax records.

It appears that Home Depot is revisiting plans for a South Hill store, a concept initially considered over 15 years ago near the Shopko property. In 2008, a report in the Journal mentioned similar Home Depot plans for a location just southeast of the Shopko building, encompassing the store’s dimensions and garden center.

During that time, the Spokane City Council approved these plans but imposed size limitations restricting big-box stores to no more than 100,000 square feet of space.

The pre-development application highlights that obtaining a demolition permit and securing environmental approvals will be necessary for the project’s progression. The project envisions over 400 parking spaces, a 17,000-square-foot stormwater basin, and enhancements to the site’s sidewalks and landscaping.
