Two New Dunkin Donuts shops heading to Philly

A local franchise owner has ambitious plans for expansion in Philadelphia, with intentions to launch two new Dunkin’ Donuts establishments in Center City. Brian McCauley, who serves as the director of operations for Shah Management Co., expressed the company’s eagerness to establish a Dunkin’ Donuts branch at 1204 Chestnut St. within the next six months, followed by another branch at 1001 Chestnut St. in approximately eight months.

McCaulay justified the choice of these locations based on their proximity to Thomas Jefferson University Hospital. He anticipates that the primary clientele for these stores will be the employees and patients of Thomas Jefferson University.

The Dunkin’ store situated at the intersection of 12th and Chestnut streets is set to occupy a ground-floor space of approximately 1,700 square feet beneath the Found Residences, while the 10th and Chestnut location will occupy a 2,400-square-foot space at the base of the Victory Building, which previously housed a Starbucks.

Notably, the closure of the Starbucks in July 2022 was one of 16 nationwide closures attributed to concerns about employee safety. A similar set of concerns led to the closure of Wawa’s store at 12th and Market streets the previous year.

McCaulay assured that the existing Shah Management locations in the vicinity have not encountered issues related to crime or employee safety. The company’s nearby Dunkin’ stores include addresses at 808 Chestnut St., 1100 Walnut St., and 1324 Walnut St.

Shah Management also possesses an establishment of the fast-casual coffee and breakfast chain at 16th and Sansom streets in Rittenhouse, in addition to four smaller branches in Suburban Station and three stores in South Philadelphia located at 809 S. Broad St., 1401 S. 10th St., and 1551 Washington Ave. In total, the company currently oversees operations in 20 stores across Greater Philadelphia.

Each of the two new stores is projected to employ between 20 and 30 full- and part-time staff members.

As the Chestnut Street locations are being prepared for launch, Shah Management is actively exploring opportunities for further expansion across the city. The company’s primary focus remains on Center City, where it is the largest Dunkin’ franchisee, but McCauley expressed the company’s willingness to consider locations as far north as Temple University and extending down into South Philadelphia. The precise opening dates for these new stores are yet to be determined.
