NewQuest Properties has completed the sale of a 20-acre parcel to Costco Wholesale Corp. in Richmond’s Grand at Aliana.

Costco is currently in the construction phase of its 154,648-square-foot store and is targeting a summer opening for its third membership warehouse in Fort Bend County. This development also marks the initiation of NewQuest’s expansion of the Grand at Aliana, a mixed-use project spanning 400,000 square feet with extensive frontage along the Grand Parkway/TX 99.

Costco’s inclusion in the Grand at Aliana underscores the robustness of the market and enhances the project’s long-term value by adding to the roster of traffic-generating anchors, benefiting both current and future occupants.

NewQuest has been actively involved in the development of the 80-acre Grand at Aliana since 2018. The upcoming phase of this regional development will encompass multifamily residences, medical facilities, standalone restaurants, and an additional 20,000 square feet of restaurant and retail space.

Costco’s development site is strategically located at the intersection of West Airport Drive and the Grand Parkway, serving as a key access point that links various master-planned communities to the commercial corridor and major highways. The warehouse will be situated adjacent to NewQuest’s proposed multifamily development.
